Board unanimously approves children's play facility with variance

NJ WARREN — Warren Zoning Board approves children's play facility and fitness center. The board unanimously approved preliminary and final site plan and floor area ratio variance for Lion's Den Realty, LLC at 5 Powder Horn Drive, enabling applicants Nicole and Jason Kalvesmaki to convert unused industrial-zone space into a children's birthday party venue and membership-based jiujitsu and fitness center. The facility would accommodate up to 20 children per party, one party at a time, with up to three weekend parties, and offer appointment-based gym access limited to 5 a.m. through 10 p.m.
Professional planner John Barree testified the small floor area increase posed no negative impact and benefits the community with a facility not currently existing in the township.
